According to a recent study nearly half of home buyers experience a feeling of regret regarding some aspect of the home they purchased, commonly known as buyer's remorse. Although common, it is almost entirely avoidable with proper planning. I like to sit down with new clients and thoroughly discuss their needs, wants, and compromises before starting a serious search.
Firstly, be honest with your categorization. Don't confuse wants with needs. e.g. You really want an acre lot but do you really need it?
Next, Prioritize your lists. Time is probably the most valuable asset both you and your agent have so don't waste it viewing homes that are missing features that can not be compromised.
Let your agent be the primary selector of properties. Everyone has access to every listing through the internet. However, to give consumers access to the listings, MLS firms limit the details and search filters available directly to the consumer. Therefore, allow your agent to conduct the searches with the full power of the MLS filters to ensure the homes you spend precious time viewing best match your needs and wants.
Finally, be patient. Don't rush to buy a home that is too much of a compromise. Homes are coming on the market all the time so be ready to jump when the right home hits the market. Alternatively, find the right community or tract and build a home that is customized to meet all of your important needs.
