Anyone who has ever looked for a home has heard their Realtor warn you that the home you love could be sold while you "think about it". That is a mantra that is repeated even when seemingly nothing is selling. While technically true, if you are looking for a home in the Triangle, it is literally a matter of moments between seeing your dream home and it being sold.
Here are a couple examples of the reality of buying a home in Raleigh.
The median days on market is only 12 days. You might remember the days when the house you like today would still be available next month or the month after ... Those days are not today. The house you like today will be gone tomorrow unless there are serious problems with it.
If you think the market is HOT in the single family market, take a look at the condo/th market for a moment.
The median days on market is only 7 days. If you see a home you like that happens to be a condo or townhouse, there is a good chance that if you see it today, it will be sold tonight.
There are a number of things you can do to increase your chances of getting the home you want. The first is Don't Delay. If you have a Realtor, stay in touch. "One day, after Mr. Michael Johnson, took my wife and myself around for literally four (4) hours, perhaps even more on that day, looking for a house. I was at the point where I myself was saying to him that I thought that he had done enough for that day. We got to a lot in Wake Forest, that both my wife and myself liked. And as we stood there looking around I began speaking to Mr. Johnson, about my financial situation which to be truthful I am not proudful about one bit.
