When it comes to buying a home many buyers feel that it
should always be a negotiation between themselves and the seller when it comes
to the purchase price of the property. That’s not always true.
When you and your Agent find the home that might be “the
one”, your Buyer’s Agent will check the local Multiple Listing Service for you to determine what homes have sold for that are comparable to the home
you’re considering and let you know whether the home is priced right, too high
or even lower than the current market. If the house is priced correctly or
lower than the average for the area, you might want to consider making a
full-price offer and offering to pay fair market value. Not only will this get
things off on the right foot with the seller but it will stand you in good
stead down the line when it comes time to negotiate repairs or even if
something unforeseen happens to derail the settlement date and it must be
rescheduled.

right are selling within a couple of days of hitting the market. Along with
receiving information on new listings in a timely manner on our website and
making a quick appointment to see it with your Agent you should be able to get
the home you want before you end up in a “bidding war” with other potential
buyers which usually results in the home selling for more than full price. A full price offer, if warranted, and if in your
best interests, will help you win the day.
Ultimately getting the home you want at a fair price should
be every buyer’s goal and will lead to a win-win situation for both parties
involved.
